It requires reform but offers a spectacular potential. Currently it is a 50M house but the escrtiura has it as 89M, which means it is possible to extend and build a house of 135M.

The house itself has 2 bedrooms, lounge and kitchen.

There is a garage on the side of the house which could very easily be knocked through to provide a large lounge.

The land itself sits perfectly at the top of a small incline which provides for panoramic 360 degree views. On the gorunds it is possible to have hunting parties, and locally there is a dam which can be used for fishing.

It is also a bird watchers paradise if that is your sort of thing. Unusually the land is almost completely flat which makes building a breeze.

A separate building some 150 M away or so (which is currently used as a hunters refuge) could be utilised as a BBQ area (it has a walled in area too) or other uses can be made.

The possibilities are endless and only limited by your imagination. For example what about a retreat for stress - perfect with no noise around.

Or how about a bird watchers paradise, a hunting and fishing retreat or just an out and out perfect family home. All this and more can be achieved.

Need a pool - no problem the perfect space is in front of the house where you would be able to build a fantastic sized pool (Olympic size would just about fit) and have great views over the valleys and mountains down to the lake below, all whilst sipping your Gin and Tonic or cold beer in the luxury of your huge pool.

One final word - beware the traffic noise. While I was there 200 sheep passed in front of us about 4kms away with their little bells jangling away. It was about the only thing that could be heard in an otherwise peaceful and tranquil setting.

Not for the faint hearted but certainly a remarkable project for those with some vision.
